Here is a list of just some of the people with whom the seller must be prepared to negotiate with if they decide to For Sale by Owner (FSBO):

  • The buyer who wants the best deal possible
  • The buyer’s agent who solely represents the best interests of the buyer
  • The buyer’s attorney (in some parts of the country)

Are You Aware of How Much Equity You Have in Your Home? You May Be Surprised! | MyKCM

CoreLogic’s latest Equity Report revealed that 675,000 US homeowners regained positive equity in their homes in 2017. This is great news for the country, as 95.1% of all mortgaged properties are now in a positive equity situation.

U.S homeowners with mortgages (roughly 63% of all the properties) have seen their equity increase by a total of $908.4 billion since the fourth quarter 2016, an increase of 12.2%, year over year.”

Price Appreciation = Good News for Homeowners

Frank Nothaft, CoreLogic’s Chief Economist, explains:

Home-price growth has been the primary driver of home-equity wealth creation. The CoreLogic Home Price Index grew 6.2 percent during 2017. The largest calendar-year increase since 2013. Likewise, the average growth in home equity was more than $15,000 during 2017, the most in four years.”

He also believes this is a great sign for the market in 2018, saying:

“Because wealth gains spur additional consumer purchases, the rise in home-equity wealth during 2017 should add more than $50 billion to U.S. consumption spending over the next two to three years. 

This is great news for homeowners! But, do they realize that their equity position has changed?

A study by Fannie Mae suggests that many homeowners are not aware that they have regained equity in their homes as their investment has increased in value. For example, their study showed that 23% of Americans still believe their home is in a negative equity position when, in actuality, CoreLogic’s report shows that only 4.9% of homes are in that position (down from 6.3% in Q4 2016).

The study also revealed that only 37% of Americans believe that they have “significant equity” (greater than 20%) when in actuality, 83% do!

This means that 46% of Americans with a mortgage fail to realize the opportune situation they are in. With a sizeable equity position, many homeowners could easily move into a house (either larger or smaller) that better meets their current needs.

Fannie Mae spoke out on this issue in their report:

“Homeowners who underestimate their homes’ values not only underestimate their home equity, they also likely underestimate 1) how large a down payment they could make with their home equity, 2) their chances of qualifying for mortgages, and, therefore, 3) their opportunities for selling their current homes and for buying different homes.”

Bottom Line

The number of building permits issued for single-family homes is the best indicator of how many newly built homes will rise over the next few months. According to the latest U.S. Census Bureau and U.S. Department of Housing & Urban Development Residential Sales Report, the number of these permits were up 7.4% over last year.

How will this impact buyers?

More inventory means more options. Lawrence Yun, NAR’s Chief Economist, explained this is good news for the housing market – especially for those looking to buy:

“This rise in single-family housing construction will help tame home price growth, and the increase in multifamily units should continue to help slow rent growth.”

How will this impact sellers?

More inventory means more competition. Today, because of the tremendous lack of inventory, a seller can expect:

  1. A great price on their home as buyers outbid each other for it
  2. A quick sale as buyers have so little to choose from
  3. Fewer hassles as buyers don’t want to “rock the boat” on the deal

With an increase in competition, the seller may not enjoy these same benefits. As Chief Economist Nela Richardson, added:

“Because existing home inventory has been so low for so long, new construction is taking a larger share of the market…Builders meet the buyers and see the demand firsthand.”

Bottom Line

If you are considering selling your house, you’ll want to beat this new competition to market to ensure you get the most attention for your listing and the best price.

Just like our clocks this weekend in the majority of the country, the housing market will soon “spring forward!” Similar to tension in a spring, the lack of inventory available for sale in the market right now is what is holding back the market.

Many potential sellers believe that waiting until Spring is in their best interest, and traditionally they would have been right.

Buyer demand has seasonality to it, which usually falls off in the winter months, especially in areas of the country impacted by arctic temperatures and conditions.

That hasn’t happened this year.

Demand for housing has remained strong as mortgage rates have remained near historic lows. Even with the recent increase in rates, buyers are still able to lock in an affordable monthly payment. Many more buyers are jumping off the fence and into the market to secure a lower rate.

The National Association of Realtors (NAR) recently reported that the top 10 dates sellers listed their homes in 2017 all fell in April, May, or June.

Those who act quickly and list now could benefit greatly from additional exposure to buyers prior to a flood of more competition coming to market in the next few months.

It is common knowledge that a great number of homes sell during the spring-buying season. For that reason, many homeowners hold off on putting their homes on the market until then. The question is whether or not that will be a good strategy this year.

The other listings that do come out in the spring will represent increased competition to any seller. Do a greater number of homes actually come to the market in the spring as compared to the rest of the year? The National Association of Realtors (NAR) recently revealed the months in which most people listed their homes for sale in 2017. The three months in the second quarter of the year (represented in red) are consistently the most popular months for sellers to list their homes on the market. Last year, the number of homes available for sale in January was 1,680,000.

That number spiked to 1,970,000 by May!

With the national job situation improving, and mortgage interest rates projected to rise later in the year, buyers are not waiting until the spring; they are out looking for homes right now. If you are looking to sell this year, waiting until the spring to list your home means you will have the greatest competition amongst buyers.

Here are five reasons listing your home for sale this winter makes sense.

1. Demand Is Strong

The latest Buyer Traffic Report from the National Association of Realtors (NAR) shows that buyer demand remains very strong throughout the vast majority of the country. These buyers are ready, willing and able to purchase… and are in the market right now! More often than not, multiple buyers are competing with each other to buy a home.

Take advantage of the buyer activity currently in the market.

2. There Is Less Competition Now

Housing inventory is still under the 6-month supply that is needed for a normal housing market. This means that, in the majority of the country, there are not enough homes for sale to satisfy the number of buyers in the market. This is good news for homeowners who have gained equity as their home values have increased. However, additional inventory could be coming to the market soon.

Historically, the average number of years a homeowner stayed in their home was six, but has hovered between nine and ten years since 2011. There is a pent-up desire for many homeowners to move, as they were unable to sell over the last few years because of a negative equity situation. As home values continue to appreciate, more and more homeowners will be given the freedom to move.

The choices buyers have will continue to increase. Don’t wait until this other inventory comes to market before you decide to sell.

3. The Process Will Be Quicker

Today’s competitive environment has forced buyers to do all they can to stand out from the crowd, including getting pre-approved for their mortgage financing. This makes the entire selling process much faster and much simpler as buyers know exactly what they can afford before home shopping. According to Ellie Mae’s latest Origination Insights Report, the time to close a loan has dropped to 44 days, after seeing a 12-month high of 48 days in January.

4. There Will Never Be a Better Time to Move Up

If your next move will be into a premium or luxury home, now is the time to move up! The inventory of homes for sale at these higher price ranges has forced these markets into a buyer’s market. This means that if you are planning on selling a starter or trade-up home, your home will sell quickly, AND you’ll be able to find a premium home to call your own!

Prices are projected to appreciate by 4.7% over the next year according to CoreLogic. If you are moving to a higher-priced home, it will wind up costing you more in raw dollars (both in down payment and mortgage payment) if you wait.

5. It’s Time to Move on With Your Life

Look at the reason you decided to sell in the first place and determine whether it is worth waiting. Is money more important than being with family? Is money more important than your health? Is money more important than having the freedom to go on with your life the way you think you should?

Lawrence Yun, Chief Economist at NAR, discussed the impact of low inventory on buyers in the report:

“Unfortunately, the pace of new listings were unable to replace what was quickly sold. Home shoppers had little to choose from, and many had to outbid others in order to close on a home. The end result was a slowdown in sales from earlier in the year, steadfast price growth and weakening affordability conditions.”

What this means to sellers

Rising prices are a homeowner’s best friend. As reported by the Washington Post in a recent article post:

“The rise in median sales prices has made current homeowners much more willing to sell their home, and that willingness is one of the main drivers behind the inventory that does make it on to the market. While it hasn’t been enough to meet demand, it has made the situation much better, compared with even three or four years ago.”

What this means to buyers

In a market where prices are rising, buyers should take into account the cost of waiting. Obviously, they will pay more for the same house later this year or next year. However, as Construction Dive reported, the amount of cash needed to purchase that home will also increase.

“These factors have created a situation where the market keeps moving the goalposts in terms of the down payment necessary for first-time homebuyers to get into a home.”

Bottom Line 

If you’re thinking of selling and moving down, waiting might make sense. If you are a first-time buyer or a seller thinking of moving up, waiting probably doesn’t make sense.

It is no secret that the supply of homes for sale has been far below the number needed for over a year. A normal market requires six months of housing inventory to meet the demand. The latest report from the National Association of Realtors (NAR) revealed that there is currently only a 4.2-month supply.

Supply is currently very low!!

DEMAND

A report that was just released tells us that demand is very strong. The most recent Foot Traffic Report (which sheds light on the number of buyers out looking at homes) disclosed that there are more buyers right now than at any other time in the last twelve months. This includes more buyers looking at homes right now than at any time during last year’s spring market.

Demand is currently very high!! 

Bottom Line

Waiting until the spring to list your house for sale made sense in the past. This year is different. The best deal is probably available right now.

Using the Power of Pre-inspection

Imagine finally finding a buyer for your home, negotiating the offer, opening up escrow and beginning to pack your prized spoon collection when disaster strikes. The home buyer's pest and dry rot inspection has revealed issues that have caused the buyer to panic. Your sale is now in danger of failing!

While most states require that sellers disclose all known defects to a buyer, it's the unknown issues that inspectors are hired to find. These paid consultants have the tough job of crawling into the nooks and crannies of your home, the places most of us rarely if ever visit, to identify problems that can haunt the home buyer if not addressed prior to closing.

So how can you avoid a nasty surprise? One popular way is to consider the power of pre-inspections. A pre-inspection simply means you have your home inspected before you receive an offer from a buyer. The advantage to this approach is that if your home does have some challenges you can fix them before you receive an offer. Also by having a pre-inspection you may be able to outflank your competition by advertising the fact that your home has a "clean" bill of health which will potentially help you sell faster and for more money.

So what kinds of pre-inspections might you consider? There are a wide range of inspections that can be performed on any home and choices vary by region, which is why it is always best to consult with a local agent before deciding on which pre-inspections are right for your home. All of that being said, some of the most popular inspections include:

Whole home inspections - A top to bottom review of your home from the foundation to the roof. These inspections are often very extensive and include detailed reports on all of the systems of the home including plumbing, electrical, heating and cooling, and structural components.

Pest and dry rot inspections - These inspections are focused on identifying evidence of active (and inactive) wood destroying organisms like carpenter ants and termites and the damage they may have caused. In addition inspectors will identify issues that can cause rot in a home like leaking water pipes, poor ventilation, earth to wood contact, and moisture problems.

Well and septic inspections - In rural areas many homes use well and septic systems for drinking water and sanitation. Inspections of wells focus on gallons per minute production and the safety of the drinking water while septic inspections focus on making sure the tanks and lines moving the waste water away from the home are functioning properly.

Pool inspections - In areas of the country where pools are popular it is common for buyers to request a pool inspection. These inspections often review the area around the pool for safety including the pool itself, the pool deck, pool liner, lighting, heating and pump systems, and filtration systems.

Roof inspections - A roof inspection will evaluate the current state of the roof system identifying problem areas such as missing tiles, valleys and flashing which may need repair, gutter systems, downspouts, and the estimated life span of the current materials.

Foundation inspections - Often a foundation inspection may be called for if a home is built on a soil type or area that has a history of slippage, or if the foundation is showing signs of fractures. In addition many buyers order a foundation inspection if a home is older or if the home has beams which are sagging due to a lack of support.

One word of caution: anything you learn as a result of a pre-inspection will no doubt need to be disclosed to a potential buyer (even if you don't fix it) because of disclosure laws.

Hiring an Agent to Sell Your House May Cost You NOTHING!

  • Greater exposure to more buyers
  • The skills of a professional negotiator
  • A layer of protection from possible legal liabilities
  • Professional guidance in navigating any pitfalls that may arise
  • A level of safety while showing the home

There is no doubt that these services are valuable to any family that decides to sell. The only question is – how valuable? One of the main reasons For Sale By Owners (FSBOs) don’t use a real estate agent is because they believe these services are not worth the fee an agent charges. But, what if those services didn’t cost the seller a penny?

A study by Collateral Analytics, however, reveals that FSBOs don’t actually save anything and, in some cases, may be costing themselves more by not listing with an agent.

In the study, they analyzed home sales in a variety of markets in 2016 and the first half of 2017. The data showed that:

“FSBOs tend to sell for lower prices than comparable home sales, and in many cases below the average differential represented by the prevailing commission rate.” (emphasis added)

Why would FSBOs net less money on their own than if they used an agent?

The study makes several suggestions:

  • “There could be systematic bias on the buyer side as well. FSBO sales might attract more strategic buyers than MLS sales, particularly buyers who rationalize lower-priced bids on with the logic that the seller is “saving” a traditional commission. Such buyers might specifically search for and target sellers who are not getting representational assistance from agents.” In other words, ‘bargain lookers’ might shop FSBOs more often.
  • “Experienced agents are experts at ‘staging’ homes for sale” which could bring more money for the home.
  • “Properties listed with a broker that is a member of the local MLS will be listed online with all other participating broker websites, marketing the home to a much larger buyer population. And those MLS properties generally offer compensation to agents who represent buyers, incentivizing them to show and sell the property and again potentially enlarging the buyer pool.” If more buyers see a home, the greater the chances are that there could be a bidding war for the property.

Three conclusions from the study:

  1. FSBOs achieve prices significantly lower than those from similar properties sold by Realtors using the MLS.
  2. The differential in selling prices for FSBOs when compared to MLS sales of similar properties is about 5.5%.
  3. The sales in 2017 suggest the average price was near 6% lower for FSBO sales of similar properties.

Bottom Line

If you are thinking of selling, FSBOing may end up costing you money instead of saving you money.

The National Association of REALTORS’ (NAR) Chief Economist Lawrence Yun recently commented on the inventory:

Last month’s dip in closings was somewhat expected given that there was such a strong sales increase in March at 4.2 percent, and new and existing inventory is not keeping up with the fast pace homes are coming off the market.

Demand is easily outstripping supply in most of the country and it’s stymieing many prospective buyers from finding a home to purchase”.

The latest Existing Home Sales Report shows that there is currently a 4.2-month supply of homes for sale. This remains lower than the 6-month supply necessary for a normal market, and 4.6% lower than a year ago.

So, you’ve decided to sell your house. You’ve hired a real estate professional to help you with the entire process, and they have asked you what level of access you want to provide to potential buyers.

There are four elements to a quality listing. At the top of the list is Access, followed by Condition, Financing, and Price. There are many levels of access that you can provide to your agent so that he or she can show your home.

Here are five levels of access that you can give to buyers, along with a brief description:

  1. Lockbox on the Door – this allows buyers the ability to see the home as soon as they are aware of the listing, or at their convenience.
  2. Providing a Key to the Home – although the buyer’s agent may need to stop by an office to pick up the key, there is little delay in being able to show the home.
  3. Open Access with a Phone Call – the seller allows showing with just a phone call’s notice.
  4. By Appointment Only (example: 48 Hour Notice) – Many buyers who are relocating for a new career or promotion start working in that area prior to purchasing their home. They often like to take advantage of free time during business hours (such as their lunch break) to view potential homes. Because of this, they may not be able to plan their availability far in advance or may be unable to wait 48 hours to see the house.
  5. Limited Access (example: the home is only available on Mondays or Tuesdays at 2pm or for only a couple of hours a day) - This is the most difficult way to be able to show your house to potential buyers.

In a competitive marketplace, access can make or break your ability to get the price you are looking for, or even sell your house at all.

Inventory Shortages Are Slowing Down the Market | Simplifying The Market

The real estate market is moving more and more into a complete recovery. Home values are up. Home sales are up. Distressed sales (foreclosures and short sales) have fallen dramatically. It seems that 2017 will be the year that the housing market races forward again.

However, there is one thing that may cause the industry to tap the brakes: a lack of housing inventory. While buyer demand looks like it will remain strong throughout the summer, supply is not keeping up.

Here are the thoughts of a few industry experts on the subject:

"Sellers are in the driver's seat this spring as the intense competition for the few homes for sale is forcing many buyers to be aggressive in their offers. Buyers are showing resiliency given the challenging conditions. However, at some point — and the sooner the better — price growth must ease to a healthier rate. Otherwise sales could slow if affordability conditions worsen."

“The lack of inventory is very real and could have a severe impact on home sales in the months to come. Traditionally, a balanced market would have an MRI (Months Remaining Inventory) between six and 10 months.

This month, only eight metros we track have MRIs over 10, compared to 27 last year and 48 two years ago—illustrating that this lack of inventory is not being driven by traditionally ‘hot’ markets, but is rather a broad-based, national phenomenon.”

“Nationally, housing inventory dropped to its lowest level on record in 2017 Q1. The number of homes on the market dropped for the eighth consecutive quarter, falling 5.1% over the past year.”

For-sale housing inventory, especially of starter homes, is currently at its lowest level in over ten years. If inventory continues to remain tight, home sales will likely decline from their 2016 levels. …all eyes are on housing inventory and whether or not it will meet the high demand.”

If you are thinking of selling, now may be the time. Demand for your house will be strongest at a time when there is very little competition. That could lead to a quick sale for a really good price.

Questions to ask movers

When choosing movers, it's important to have them come to your home to give you visual estimates so they can see exactly what you need moved. When they're in your home, it's also important to ask them questions about themselves and the moving company. Here are some to ask them - and the answers you should expect.

  1. How long has the company been around?

    A bad moving company won't stay in business very long, so if it's been around for a decade or more, that's a good sign. Also ask how many moves they do a year - the more they do of something, the better the odds that they're pretty good at it.

  2. How do they price their moves?

    This is a good test of their knowledge of the moving industry, and of their customer service skills. You want someone who explains the often confusing terminology in the moving industry, and not someone who rushes through their explanations or seems to be using insider language in an effort to confuse you. If you don't understand something, ask.

  3. How long have they been giving estimates?

    Experience counts for a lot - it's not easy tallying up the costs for moving quotes, so someone who's relatively new at it, or new to the moving industry, should be a bit of a concern, particularly if they have any problems answering your other questions.

  4. What is my delivery schedule?

    The worst trait in a mover is overpromising, either on price or when you can expect to get your things. You will receive your delivery within a particular time frame, so you should be wary of any moving company that tries to give you an exact date for your items to arrive - there are just too many things that could go wrong to foul those dates.   5. Does the mover do any repeat work for businesses in the area?

    Most movers have the usual canned references; avoid these. Ask instead if the moving company does repeat work for any area businesses - businesses won't put up with shoddy treatment, so if they use the same mover time and again, that's a great sign.

  6. Are there any extra charges I could face?

    In particular, ask about whether you'll pay for packing materials. A commonly heard complaint is that the moving company overcharged for packing materials that the customer didn't know about. And don't ask about 'hidden costs'. No moving company will admit to the costs being hidden. Instead, they'll say that they're in the contract. So ask to see all of the charges in the contract instead.

  7. How will they handle a challenging or expensive item?

    This is another test of the moving consultant's knowledge, as well as a test of how you can expect to be treated. A thoughtful and complete answer is a good sign that you will be treated thoughtfully during your move.

If you are planning on listing your home for sale, make sure that you don’t overlook the condition of your kitchen. A recent article on realtor.com listed “7 Signs Your Kitchen Is Way Overdue for a Renovation,” in which they warned:

“Dated kitchens—just like bathrooms—are a major barrier for resale. Buyers want modern amenities and styling, and most aren’t interested in renovating post-purchase.”

Kitchen remodels can be pricey, with many complete remodels costing $20,000 or more. But not every kitchen needs a full remodel. There are many smaller projects that will help buyers see themselves trying their favorite Pinterest recipe in your home!

Here are a couple of project ideas that, if you’re handy or know someone who is, could end up boosting your home’s value without breaking the bank:

  • Are the cabinets in good shape but need an update? A new coat of paint and some updated hardware will instantly freshen up the space and drastically change the feel of the room all for under $300.
  • A new backsplash to match the freshly painted cabinets updates the space and adds some style while staying under $200, depending on the size of the room.

Be patient

Sales have been swift in many parts of the country for several years now. That can make sellers who don't get offers on day one feel antsy. Despite some ultra-competitive markets where multiple offers and offer-asking-price sales skew the national numbers, across the country, the average days on market of a home for sale is 50.

Price it right

You may be tempted to price your home at the top of the market - or set a new top if you're in an especially desirable area and if inventory is low. But overpriced homes don't sell, which is probably why your real estate agent is recommending a lower listing price.


If you're insistent about your price, don't be surprised if you get zero bites or the nibbles you do get are far below what you're asking. Your agent's pricing strategy will be based on market conditions and designed to get you the most money in the least amount of time. With people away on trips and cold weather making house hunting less appealing, winter can be a challenging time to sell your home. On the other hand, fewer homes on the market means yours will get more attention from buyers. By upping the cozy factor, making the most of winter assets and paying attention to details, you can make your house really stand out.

Here are nine ways to prepare and stage your home for success, and create a warm and welcoming vision for buyers, even when the weather outside is frightful.

1. Have a cozy, crackling fire (or not).

If you have a gas fireplace or new clean burning wood stove, go ahead and light a fire to welcome visitors. 10 Ways to Prepare for a Showing


An agent left a message on your voice mail. She will be at your home, buyers in town, in less than forty five minutes. Sound the alarms, all homeowners to battle stations, you are about to encounter a showing appointment!

Oddly enough, buyer showings seem to occur more often than not at the worst possible times. So what do you do when you need to prepare for a showing without a lot of time? Let's take a look at 10 ways to prepare for a showing:

  1. Mini mop ups

    Sweep the kitchen, bathroom, and entry way. If needed, use a cleaning towel or sponge to clean any spots or debris.

  2. Dust the furniture

    A quick wipe down of the furniture, TV screens, and computer monitors can help make each room shine.

  3. Clean off counters

    All counters should be clean and clear. Remove clutter as well - small appliances, knick knacks, and odds and ends should be stored.

  4. Beds made

    All the beds in the home should be made. If your bed spreads are faded, dated, torn, or ripped consider updating them with new covers.

  5. Garbage cans empty

    All garbage cans need to be empty. Also wash them out once a week and give them a quick spay of disinfectant to cut down odors.

  6. Carpets vacuumed

    Give the carpets a quick once over to fluff them up. Focus your efforts on the entry and living room.

  7. Lights on

    A dark home is gloomy. Turn on all the lights in the home, and open drapes and blinds to brighten the home. Also be sure your windows are clean.

  8. Load the dishwasher

    Clear the dishes off the counters by loading the dishwasher but don't start the cycle if it will be running during the showing.

  9. Load the washer and dryer

    Clothes should be picked up and either placed in a hamper or loaded into the washer or dryer. Again don't start the cycle if it will be running during the showing.

  10. Pick up every room

    Work backward from the entry point of the home to the furthest bedroom picking up everything up off the floors and counter surfaces.

Wow you have a lot to do in forty five minutes! Not to worry - if you can get the entire household to pitch in to help (bribery is a great motivator) you will be amazed at what you can get done in a short amount of time. Also don't be afraid to pick your battles. If you can't do everything, do the most important things first and if you're lucky the agent might even be late!

Adjusting to the market: Five red flags to watch for
                               

Something has gone haywire. You put your home on the market over three months ago and you haven't yet received an offer. You thought you did everything right. You listened to your agent by following his advice on pricing, completing a few home improvement projects, and even allowing him to show the home on short notice. Still nothing - it's all quiet on the home selling front.

When you hire a real estate professional, even a seasoned agent, it's natural to assume that the counsel and advice you receive from these market experts should always lead to the immediate sale of your home. But often this isn't the case. Why? Because the pool of real estate buyers available in any given market determines the salability of a home, not agents, insurance agents, mortgage brokers, title companies, or even homeowners. Homebuyers can be a fickle group who can turn on a dime, moving towards or away from pricing categories, home styles, niche markets, and even whole neighborhoods at the drop of a hat. This is exactly why it's so easy to make a mistake when positioning a home for sale, and why it's critically important to adjust your strategy when necessary.

To stay vigilant let's take a look at five red flags to watch for:

  1. No showings

    On average a home buyer will look at 10-15 homes before making a buying decision. If you are receiving few or no showings as the weeks roll by this should be a clear indication that buyers are rejecting the price of your home. Sure they may see your listing in real estate magazines, the newspaper, or the internet, but as quickly as they are exposed to your home they reject it. Why? It's overpriced and the only solution is to adjust the price.

  2. No offers

    If buyers are viewing your home regularly yet you receive no offers, this can be a red flag that buyers aren't rejecting the price but the home itself. This is a classic condition issue challenge which has one of two solutions. The first is to interview buyers or their agents to discover their objections to your home and then immediately fix those issues. If you are unwilling or unable to do this, the only other option is to adjust the price to compensate for the cost of fixing problems after the buyer takes possession. This technique is often referred to as providing an allowance.

  3. Lowball offers

    If you have received one or more low-ball offers, this can be a red flag that buyers don't perceive the same level of value in your home as you and your agent. To help overcome this obstacle you may wish to allow your agent to release the competitive market analysis, or formal appraisal that was used to price the home to potential buyers. In addition, provide buyers with a list of improvements you have made to the home, as well as other value points that would be important for them to know before making an offer. In the end you may still need to make either pricing or condition adjustments, but at least you will have made an effort to build value in the buyers' eyes.

  4. Agent comments

    In most cases a cooperating agent will be the one who brings a buyer to your home. But if agents perceive that there is a challenge with your listing - something that they believe will turn buyers off - it's a good bet that they won't want to waste their time showing your listing. To deal with this challenge many sellers ask their listing agent to conduct a tour of the home with cooperating agents. They invite these agents to fill out comment cards with their opinions on price, condition, and overall salability. To increase the odds agents will unleash their gentle brutality on your home, make sure the comments cards remain anonymous.

  5. Market changes

    The real estate market is changing rapidly. For instance, home owners who put their home on the market last week and, at that moment had the best buy on the block can easily find themselves overpriced the following week when all of their neighbors reduce their prices. To stay ahead of the market curve you must be aware of your competition. Ask your agent for regular updates on every home you are competing with for a buyer's attention. Pay close attention to pricing and condition changes, pending and closed sales, as well as new listings, which may impact your price and position in the market.

To sell your home requires that your home is exposed to every ready, willing, and able buyer in the market place, and that your home offers those same buyers the best value for dollar spent. In other words, exposure by itself isn't enough. No amount of advertising or marketing will force a buyer to buy an overpriced listing or a home in inferior condition compared to the competition. It's tough but true. Successful sellers embrace change and aren't afraid to adapt to the market or to buyers' needs.

Cleaning House Before Selling

 

Deep cleaning your house is that top-to-bottom, take-no-dust-bunny-prisoners, mother-in-law-quality cleaning that truly maintains the value of your home.

Here are frequently overlooked areas that a little spit and polish wouldn’t hurt:

 

De-Bug the Light Fixtures

See that bug burial ground within your overhead fixtures? Turn off the lights and carefully remove fixture covers, dump out flies and wash with hot soapy water. While you’re up there, dust the bulbs. Dry everything thoroughly before replacing the cover.

Vacuum Heat Vents and Registers

Dirt and dust build up in heat vents and along register blades. Vents also are great receptacles for coins and missing buttons. Unscrew vent covers from walls or pluck them from floors, remove foreign objects, and vacuum inside the vent. Clean grates with a damp cloth and screw back tightly.

Polish Hardware

To deep clean brass door hinges, handles and cabinet knobs, thoroughly wipe with a damp microfiber cloth, then polish with Wright’s or Weiman brass cleaner ($4). Dish soap shines up glass or stainless steel knobs. Use a Q-tip to detail the ornamental filigree on knobs and handles.

Replace Grungy Switch Plates

Any amateur can wipe a few fingerprints off cover plates that hide light switches, electric outlets, phone jacks and cable outlets. But only deep cleaners happily remove plates to vacuum and swipe the gunk behind. (OK, we’re a little OCD when it comes to dirt!) Make sure cover plates are straight when you replace them. And pitch plates that are beyond the help of even deep cleaning. New ones cost less than $2 each.

Neaten Weather Stripping

Peeling, drooping weather stripping on doors and windows makes rooms look old. If the strip still has some life, nail or glue it back. If it’s hopeless, cut out and replace sections, or just pull the whole thing off and start new. A 10-foot roll of foam weather stripping costs $8; 16-foot vinyl costs about $15.

Some drip pans are beyond the scrub brush. Replacing them costs about $3 each and instantly freshens your stove.

Want to Sell Your House? Don’t Do These 4 Things

 

When potential buyers drive up to your home, they’re full of hope.

They imagine themselves baking in the kitchen and their kids playing in the yard. Most of all they think: “Could this be my home?”

Then they look closer. They see a mess by the driveway and the peeling paint near the roofline. Very quickly, they decide to keep driving—and keep looking. They don’t want your home. The exterior tells them the interior might have the same negative impact.

They’ve already done research on your neighborhood and know your asking price. Now they’re just driving by to see if your home has that “it” factor—not an “ick” factor.

Where do most sellers go wrong? Here are the main mistakes they make:

1. DON’T Ignore curb appeal

How your home appears from the curb is extremely important. It’s the proverbial first impression. If your home looks inviting from the outside—the yard maintained, the garden manicured and the paint fresh—potential buyers will take an interest in it. If not, they might think the interior is likely unkempt, too—and they’ll move on.

2. DON’T Crowd the buyer

When you sell your home, take yourself out of the picture. If you happen to be home, greet any potential buyers and then allow them to walk through your home undisturbed. Give them a chance to picture their couches in the living room or their dining set in the dining room. Let them have space to discuss what they’re seeing.

Some sellers crowd a buyer, thinking that any newcomer will want all the details of every renovation and every nook. Don’t do this. Let the buyer be. You can always provide an info sheet to describe anything you feel should be mentioned.

3. DON’T Offer that ‘lived-in’ look

Prospective buyers don’t want to see your clutter. It’s distracting and makes it hard for them to picture themselves in your home. A mess can often hide aspects of the home that would entice someone else to buy.

When you’re selling, keep a tidy home and tuck away all your family photos and knickknacks. Try to create as many open, clear spaces as you can. Clean off counters and other surfaces. Even the toaster and blender should be stored away when you show your home.

Ideally you will have time to give all the rooms a fresh coat of paint. You don’t need to hire an interior designer, but do look over your home with an unbiased eye. Is it warm and inviting? Pleasing to the eye?

4. DON’T  Let odors linger

If you smoke or have pets, your home will likely have an odor. Although you might be used to it, others may not appreciate it.

Removing pet urine smells out of carpets takes care; you’ll likely need to use special solutions or a steam cleaner. With rugs, you may just have to buy new ones. Vinegar will work on most flooring. If you have a litter box, change it daily while showing your home.

If you smoke, try to smoke outside as much as possible. Most nonsmokers are sensitive to the smell of smoke. Not only will they want to leave, they may also find the prospect of cleansing a home of smoke odor a turnoff. You may be so used to it that you hardly notice the odor, but others will walk out the door quickly.

If there is a heavy smell in the home from years of smoking indoors, try washing the walls with vinegar. And don’t forget the curtains, shades and anything else that might collect the tar and resin from the smoke.

For any unwanted smells, try baking soda. Sprinkle it around the house, on the furniture and on the carpets. Let it sit for a day so the granules can absorb the odors and then vacuum it all up. You may have to do this a few times.

Think of it as vacuuming your way to a good deal on your home.

Selling your home? Here are 5 helpful tips:

 



Mechanicals - First things first, every house needs a mechanical system that functions properly.  Make sure you have your heating and air conditioning units cleaned and checked by a qualified professional to make sure they are all working in tip top shape.  This will alleviate the buyer's inspector finding anything minor wrong with the system.  Make sure you also have the filter changed.  An inspector who finds a dirty filter knows that the present owner does not maintain the system as they should.

 

Check The Plumbing -  If you have a basement, make sure that your sump pump and ejector pit pump are working properly to move the water away from the foundation and eject any waste out to the sewer.  If one or the other are not working properly or water switches are not in the proper position, your pump will run more frequently than necessary.  If your sump pump has a float switch make sure that it also performs as required.

 

Inspect Your Roof -  Ensure that all shingles are in place, none are missing and they are all securely fastened.  Missing or deteriorated shingles can cause water to penetrate through the roof's sheathing which can lead to interior water damage.  It is very difficult for an inspector to miss any type of ceiling damage that has occurred by water leakage.  Another good tip would be to check all gutters for old leaves and any other kind of debris that may clog the flow of water.

 

Give Your Windows The "Once Over"

Whether you have single pane or double pane glass windows, make sure you always examine them for either missing glazing or seals that are damaged.  On a single pane glass window, the glazing will deteriorate, which will cause the window to break away from the wood frame.  On a double pane glass window you will notice that a fog will appear between the two panes of glass.  This is a sign of a broken seal.  If you notice any of your windows having one of these problems, contact a window contractor for repair or replacement.

 

Beautify The Exterior Landscaping - We all love greenery, so why not spruce up your surroundings with some new mulch and flowers that will give the exterior a colorful bang for your buck.  Make sure all weeds are pulled, bushes are trimmed, the grass has been cut and sidewalks have been edged.  Make sure potential homebuyers have a wonderful first impression when pulling up to your home for their initial visit!

 

And, here's a sixth tip for good measure:                                                                                  

CLEAN, CLEAN, AND CLEAN! - Clean surroundings are more desirable and it provides potential buyers with the understanding that you take great pride and care in the upkeep of your home.  Start by touching up any marks on your walls, followed by dusting and window washing.  Make sure that you remember to remove any clutter!  Family photos should also be put away, as this gives a potential buyer the opportunity to imagine where they may place their family photos if they were to purchase your home.  Lastly, don't forget to give your carpets a good cleaning.  This will remove any soil marks or stains and for pet lovers, this will also take care of any pet odors that may be lingering in your home.
